Landlord seasonal maintenance: the short version

Same checklist, every property, four times a year:

Spring: gutters, HVAC filter + AC service, detector test
Summer: respond fast on AC issues; quick pest walk-through
Fall: heat check, weatherstripping, gutters again after leaves
Winter: freeze prep (heat on, pipes protected)

On turnover: new filter, test detectors, photo the condition, re-key.

Document dates and vendors: you'll want that paper trail.
